About this guide

The short answer

Forsyth County Living is an independent guide to living in Forsyth County, Georgia, published by Gold Peach Realty, a North Georgia real estate brokerage. We link every fact to the agency that published it, date every check, compute drive times instead of guessing them, and correct mistakes when readers tell us.

Summer view framed by two pines from a large pink-grey granite boulder on Sawnee Mountain: rolling green farmland with fields, tree lines and a winding road below, hazy blue ridges on the horizon, bright blue sky with puffy white clouds. No people, no signs.

Who publishes this guide

This site is a community guide published by Gold Peach Realty, a real estate brokerage that works across North Georgia. We make it because people moving to Forsyth County deserve one place with clear, dated answers: which part of the county fits their commute, what to do in the first month (license, tag, homestead exemption, utilities), how school assignment works, what the property tax rates are, and which park fits a free afternoon.

We are not Forsyth County government, the City of Cumming, Forsyth County Schools, the U.S. Army Corps of Engineers or any business we write about. Those agencies set the rules and deadlines, and every page links to them so you can confirm anything that matters before you act.

How we check facts

  • Every date, deadline, fee, rate and address links to the agency or organization that published it, with the date we last checked it.
  • If an agency or event organizer has not published this year’s date or deadline, we say it is not out yet instead of carrying last year’s forward.
  • Drive times in the area matcher and the park matcher are computed routes on OpenStreetMap data at free-flow speed, with no traffic. They are labelled that way. Rush hour on GA 400 is slower.
  • We do not publish invented prices, home values, ratings, statistics or reviews. If we cannot source something, it is not on the page.
  • The photographs are real and credited, each with its licence, on the photo and film credits page; the film on the home page is made from those photographs and contains nothing generated.

How we describe areas

We describe parts of the county by geography: roads, drive times, parks, libraries, the lake and land use in the county’s own plans. We never describe or rank an area by the people who live there, and we do not rate schools. To see which schools serve an address, use the school district’s own lookup, linked on our schools page.

How we use AI

AI tools help us draft; people check every fact before it publishes. Articles are bylined to the Forsyth County Living Editorial Team, the people who check them, rather than to an invented author.

Advertising, sponsorship and listings

Gold Peach Realty’s own home listings appear on this guide, labelled as the brokerage’s, and its contact details are on every page. We do not sell rankings or reviews, and any future local sponsorship will be labelled sponsored where it appears. To ask about it, use the contact form.

Corrections

If a fee, deadline, tax rate or rule for Forsyth County has changed, tell us through the contact form or at info@goldpeachrealty.com. We check it against the agency’s own page, correct ours and update the last-checked date.

Dates, rules and hours can change. The organizers have the final word: Forsyth County Government
