Free-flow drive times computed on OpenStreetMap data from each area's anchor point, checked October 19, 2026. Rush-hour traffic is slower. A dash means no route was computed.
Each area is anchored to a real named place or crossroads. Drive times are computed routes on OpenStreetMap data at free-flow speed, one way, with no traffic. 'Close' is scored from the drive to the nearest library, greenway trailhead, Lake Lanier public access, county park, shopping center or GA 400 exit. Areas are matched only on these, never on who lives there, school ratings or home prices.

How we split the county
Forsyth County has one city, Cumming, and a lot of unincorporated land around it. People talk about the rest by direction and by the roads they use. We anchor each area below to a real named place or crossroads, then compute free-flow drive times from that point on OpenStreetMap data. We never describe areas by who lives there, and we do not rate schools: the district’s own map tells you which schools serve an address, as our schools page explains.
- Cumming is the county seat of Forsyth County and its only incorporated city. The Census Bureau's population estimates split the county into just two parts: Cumming city and the unincorporated balance of Forsyth County. U.S. Census Bureau, Vintage 2025 subcounty population estimates (sub-est2025)
- Forsyth County covers about 247 square miles: roughly 224.6 square miles of land and 22.6 square miles of water, by Census Bureau measurements. U.S. Census Bureau Geocoder, Counties layer (AREALAND 581,797,027 m², AREAWATER 58,409,076 m², converted to square miles)
- The City of Cumming covers about 7.2 square miles of land, a small share of the county's roughly 225 square miles of land. U.S. Census Bureau Geocoder, Incorporated Places layer (Cumming city AREALAND 18,655,983 m²)
A Cumming address may not be in Cumming
Mailing cities do not follow city or county lines here. Before you rule an area in or out by its address, check the county.
- A Cumming address does not mean a home is inside the City of Cumming. Sharon Forks Library, at 2820 Old Atlanta Road, Cumming, GA 30041, is outside the city limits in unincorporated Forsyth County, according to the Census Bureau's geocoder. U.S. Census Bureau Geocoder (Current vintage); Forsyth County Public Library: Sharon Forks Library
- A mailing city is not a city limit. Forsyth County Public Library's Denmark branch is at 530 Fowler Road, Alpharetta, GA 30004, yet the Census Bureau places that address in unincorporated Forsyth County. Forsyth County Public Library: Denmark Library; confirmed with the U.S. Census Bureau Geocoder
- Parts of south Forsyth use Suwanee mailing addresses. The county's Old Atlanta Park is at 810 Nichols Road, Suwanee, GA 30024, and its Old Atlanta recycling center is at 3678 Old Atlanta Road, Suwanee. The Census Bureau places the recycling center in Forsyth County. Forsyth County: Old Atlanta Park and Recycling Centers pages; U.S. Census Bureau Geocoder
- North and east Forsyth also have out-of-town mailing cities. The county lists Poole's Mill Park at 7725 Poole's Mill Road, Ball Ground, GA 30107, and Vann's Tavern Park at 9300 Vanns Tavern Road, Gainesville, GA 30506. Forsyth County: Poole's Mill Park and Central Park location pages
- Three ZIP code areas cover most of the county: 30041, 30040 and 30028 together hold about 72 percent of its land, based on the Census Bureau's 2020 ZIP Code Tabulation Areas. U.S. Census Bureau, 2020 ZCTA-to-County Relationship File (land-area shares computed)

Getting around
- Georgia 400 is the main north-south highway through the county. Sawnee EMC's directions to its Cumming headquarters, for example, use GA 400 Exit 14 at GA 20. Sawnee EMC: Contact Us (directions)
- Georgia DOT plans optional express lanes on SR 400 for about 16 miles, from the North Springs MARTA Station in Fulton County to McFarland Parkway in Forsyth County. Transit riders and registered vanpools would use them without paying a toll. Georgia DOT: SR 400 Express Lanes Fact Sheet (P.I. 0001757, dated Oct. 8, 2021)
- Access Forsyth is the county's reservation-based public bus. Trips must start and end inside Forsyth County, cost $3 each way (exact change) and run 7 a.m. to 6 p.m. on weekdays. Call 770-781-2195 to book. Forsyth County: Public Transportation
Drive times at rush hour are slower than the free-flow figures here. The commute page explains GA 400, the planned express lanes and the county’s bus.

Can a home with an Alpharetta or Suwanee address be in Forsyth County?
Yes. Mailing cities do not follow county or city lines. Forsyth County's own Denmark Library is at 530 Fowler Road, Alpharetta, and its Old Atlanta Park is at 810 Nichols Road, Suwanee; both are in unincorporated Forsyth County. Check the county on the property record or tax bill, not the mailing city.

Does a Cumming address mean I live in the City of Cumming?
Not always. Many addresses with a Cumming mailing city are outside the city limits in unincorporated Forsyth County. For example, Sharon Forks Library at 2820 Old Atlanta Road, Cumming, is outside the city, according to the Census Bureau's geocoder. The city covers only about 7 square miles. City limits affect things like trash service and city utilities.

Can I build a private dock on Lake Lanier?
Only with a Corps of Engineers Shoreline Use Permit. You must own property next to public land zoned limited development, and first-time applicants meet a ranger on site. Permits last up to five years and do not transfer. The Corps limits the total number of permits and keeps a wait list. Call the Shoreline Help Desk at 770-904-3262.
